    • Do's of Leasing
      • Do Start Early so you can give time for unplanned things and negotiation.
      • Do Create competition for your tenancy. Look at multiple locations even through Lease negotiations.  Don't tell anyone you're in love with a location
        • Get the Landlord to bid for your business.
      • Do Ask for more than you need.
        • If you don't ask for it you won't get it.  
    • Don't
      • Don't negotiate your lease by e-mail.  It's important to have a dialog with the Property Manager and Landlord
        not
        the Leasing Agent.
        • Potential problem if you can't talk to the Landlord.  you want to know
          who
          you're dealing with
      • Don't automatically exercise your automatic renewal clause.  If you don't you have a bargaining chip.
        • The Landlord should be pursuing the tenant.
        • The tenant is the customer and the King.

  • Don't Let the listing Agent that receives a commission from the Landlord represent you.

      • Listing Agent - Representing the Landlord.
      • Outside Agent (Broker) - Also receive
        commission
        from the Landlord although might be split.  This still represents the Landlord.
      • Coach.  -
        Fee based
        and does not have anything to gain from the contract.
    • Attorney help is not as helpful as you might think.  The contracts are more than likely legal and the lawyer will not help you with negotiations.
    • Use a lease consultant.
